Owners of the capital's super-prime homes can now get an extraordinary level of service

Bill Shipton spotted a gap in the market when he set up his specialist property management firm Bold & Reeves.

The ultra-high net worth individuals buying properties in Mayfair, Belgravia, Kensington and Chelsea need a more hands-on property management service.

“A lot of the houses in our portfolio are only lived in for part of the year,” said Mr Shipton.

“This is either for tax purposes or because they are only used by the home owner for a certain portion of the year when they make a specific trip to London,” he said.

The owners may have a skeleton staff running the home while they are away. But they often do not have the right services for when something goes wrong.

“They needed a firm who could assist them with a range of services at any time of the year and had the correct tools and contacts to do so,” he added.

Crucially, Mr Shipton offers a monitoring service. Electronic devices are fitted to critical assets such as the boiler to spot any potential future problems.

“This service gets us into the territory of predictive maintenance and is a much cheaper option than the home owner simply waiting for a unit to fail,” he added.
His client base have properties which boast a high level of technological innovation.

This ranges from state-of-the-art security, which can be monitored remotely from anywhere in the world, to systems for measuring the pH levels in swimming pools.

When these systems fail, the cost can run into thousands of pounds. But by constantly monitoring them in real time, the team can identify a potential problem before it even begins.
